DON'T BUY A PALM HARBOR HOME

BUYER BEWARE!!!! My parents, 91 and 85 just purchased a new Palm Harbor piece of junk. We were told to call Jeffrey Parker to schedule a walk through and arrange for things to be fixed. They have called 8 times and there has been NO RETURN CALL. My parents have been living with us for 2.5 months waiting to be able to move into their new home and are moving in without the walkthrough because they can't wait any longer. The workmanship on these homes is horrible. Everything in it is cheap and there are warped shelves, cracks, the counter top trims are all chipped, baseboards don't meet, trim is warped. the outside trim wasn't painted on top. It is the sawdust board and will be filling up with water as soon as it rains. PLEASE DON'T BUY FROM THIS COMPANY THEY BUILD POOR QUALITY HOMES THAT LOOK NICE AND THEIR CUSTOMER SERVICE STINKS. THEY NEVER ANSWER THE PHONE, IT JUST GOES TO AND ANSWERING MACHINE, THEN THEY DON'T RETURN YOUR CALLS!!!

Run away as fast as you can because this company did nothing but lie about everthing.

I bought this house in 2005 and I have regreted ever since.There are so many problems I don't know where to start.The clowns they sent to do the work should have stayed in the circus. The ceramic floor tiles where put on the floor right on the plywood.I found all the cement board under the carpeting. Every time we would complain about tiles coming loose they wood send one of their best flooring experts.We know have over 3/4 of the tile sitting loose.I found some of tiles with wood glue and some have dried thin set.It got so bad that when I walked in to the sales place the people would run and hide from me.It took 3 weeks after the house was done just to get the keys.Then we started to have plumbing troubles and all they say was to call the company that did the work.They would send out a couple of kids to look at the plumbing and they would say it looked ok to them.One day I tried to clean the shower drain and found that the drain was from sink.When I started to move it around it fell on the ground.When I got under the house I could not believe what they had done to the piping.They had sent kids out to do the work and not one person from Palm Harbor ever looked at the mess.It just keeps falling apart as fast as it can. I thought my retirement would fun not like this. Between the roof leaking and the black mold growing in the walls I don't know where to turn We are now having a lot of trouble with Country Place Mortgage the lender we where told to use.

It was the worst and I still haven't gotten my money back.

I was told I was approved for a home through the Alvin store. I gave them the money down. Then to come find out, they were going through some rent to own company. I was not told this until after I had gave them money down. Then they told me I need another 800. at closing. It was all over rated. And I couldn't get a direct answer from them. Like how much my payments would be and things like that . I told them never mind just give me my money back. It's been a month and I still haven't got my money back. Can you tell me what I need to do or who I can contact? I need my money. I'm in a bind and they don't care. They just keep lying about everything. Angry

Paid $150k for a custom home. Home showed up late after they got my money.

Late home showed up in horrible condition. Floors peeling up, ceiling warped, Padsite was trash Repairs” where a *** job. Upgrades=trash! Upgraded element flooring tile a joke.

“Wood” cabinets are not wood.

Our home buying experience from Palm Harbor was the biggest headache I’ve ever delt with, the contract companies hired to install the carpet, central air, shingles prolly worked for Stevie Wonder!! I’ve never delt with such ignorant people ever!!

I live in Aransas Pass and bought a Palm Harbor home just before Hurricane Harvey hit. I will say when they told me their homes were built to withstand a Cat 2 hurricane I laughed.

My home was still standing when I returned from evacuation and my neighbor nextdoor lost her home as did the two across from me. I felt blessed. I lost 10 shingles and my home had to be re-leveled.

A lot of it could have been how well my home was anchored because it was anchored by locals who were used to the high winds we have in the area and because I have the hardboard siding and not vinyl siding. My house does have a few issues that I'm not pleased with that I find cheap construction but it is, after all, a manufactured home.

We have had our home for seven years. Approximately two years ago we had leaks in our house which damage the ceiling on the inside.

Palm Harbor came and supposedly fix this problem by replacing all the vents and resealing. I have now had to call my insurance company again to only find out that the vents were not sealed properly and now I have a leak issues again! There is damage to the ceiling in the house again. And when I have tried to contact palm harbor in Austin I have to deal with some guy name Marcelo.

He’s very rude, he has not return my phone call since March About a telephone wire after he told me to let him check on something. Granite I understand that Home is most likely at warranty but this is an ongoing issue.

I’ve had roofers tell me this roof is not installed properly at the marriage line. This roofing issue is turning into a nightmare!

Get Your Roof Inspected if Palm Harbor Built Your Home.

When our triple wide 2980 sq ft home was purchased the sales office "offered" an upgraded 25 year shingle. Of course nobody mentioned the roof was only guaranteed for 10 years regardless of the upgrades. Guess what, the roof leaked at 9 1/2 years. The gable valley flashing rusted out and the resulting leak caused mold to form in the dining room ceiling. The spot was about 3 feet square.

Called Palm Harbor's West coast plant on Oregon to see about addressing the issues. After looking up the purchase date the General Manager actually laughed at me on the phone and went on to explain that all warranted items remaining on the home were null and void and had been for the last two years thanks to the Chapter 11 Palm Harbor was granted. The GM confirmed that all Palm Harbor homes built prior to the Chapter 11 had been affected. Literally thousands of homes nationwide were affected. No notice was sent advising of the Chapter 11 and after closing for a couple of days it's back to "Business as Usual" for Palm Harbor. The only ones getting shafted are the the home owners and the suppliers of goods and services previously purchased by Palm Harbor.

I had a local roofing company replace the flashing on both gables, damaged sheeting, felt and 7 bundles of shingles at a cost of $2200.00. The owner of the roofing company also commented about the faulty installation of the shingles, apparently by a worker who was poorly trained or simply unqualified. The 3 tab shingles require a minimum offset of 6" on each successive row to provide proper runoff.

The company that supplied the shingles informed us the would only guarantee the shingles if they had been installed per specs.

Now the roof is leaking over the master bathroom and I discovered holes, about 18" square, were cut in the roof sheeting to facilitate winching the three separate roof elements together. These holes were not filled or patched in any way and the only thing between the attic space and the sky is the felt and the shingles. One of the holes, over the master bath, has a wall board screw hanging out the bottom of the felt and has rusted out to the point rain water now travels down the screw and drips on the ceiling inside the attic.

Be VERY WARY of the manufacturing standards of Palm Harbor Homes.

At the very least get a home inspection after the installation. Buyer beware and proceed at your own risk because you can't depend on Palm Harbor to do the right thing. Extremely unethical way to do business.

Thanks for the question....No, our home was "assembled" in Oregon. If you decide to buy from these people, watch your 6. I wouldn't buy a dog house from them after being laughed at on the phone for daring to complain about the failing roof.

We spent a small fortune on our new home that sits empty because they didn't do the work they needed to do on our electric and our septic tank and they aren't returning phone calls or messages. The men that did the electric did it all wrong and when we had someone come out to repair their damage all he did was complain about the drive and how far he had to come. Had they installed it correctly they wouldn't have had to come back out. Let me add that he only fixed one minor electric problem there are several more that sit with exposed wires where the connection is supposed to be. It is unbelievable the poor job they did. A disaster for us. Now the Septic Tank, what a disaster that is! For some reason they dug a huge hole around the tank area and put some boards there, and that is supposed to be completed. It is a hazard and the electric was not connected to it so it doesn't work and no one seems to care in the least that we can't live in our new pricey Palm Harbor Home.

We purchased a Palm Harbor home (gated community in Kissimmee) in 1999. We have had no problems whatsoever. As with any home, manufactured or site built, general maintenance and repairs as all know, needs to be done. We have now had our PH home for 19 years. We have replaced the water heater, the HVAC system, and just recently had a new roof put on, we will also replace flooring in the near future. All wear and tear items. Yes, we had a warranty as well but how long do you reasonably expect them (PH) to be culpable for repairs? If we had an issue or question, we called and received quick, curtious responses. We are very pleased with our purchase and other than hurricane issues, would probably purchase another.

Palm Harbor Home 19yrs ago is a different story, back then it was privately owned, and the owner actually cared. Now it is owned by Corporate, and they don't care about anyone, but their own pocketbook.

RUN!!!!

My wife and I started this nightmare back in February. The details are far too long and extensive to drag everyone through but suffice to say that after pulling our business twice, then getting lied to enough to go back, we actually loved the house. The “regional” manager Jeremiah Stakes got "fired" (or relocated to another office) because he couldn’t tell the truth no matter what, He blamed us for all their mistakes. We were able to prove the mistakes were indeed theirs! **Side Note: keep a binder with every scrap of paper that these liars give you. It’s amazing how much you can prove they are full of crap just by looking back on your notes and SHOWING them they are liars. During all this with the staff, the Vice Pres. Sean (I can’t tell the truth either) Sexton** (Yes that really is his name) was absolutely ZERO help either and by SELF ADMISSION, knew everything that was going on and ALLOWED it to continue. When you call him with an issue, 99%, you are wasting your breath and won't even hear crickets for the return call that doesn’t come. If by some miracle, from a higher being occurs, and you do actually get a single call, he will talk the same crap just to shut you up. It sounds good at the time because you're so frustrated that almost anything make sense but, IT'S A LIE TOO. Then there is the “contracting” company for your utilies. My wife did 99% of everything to get the 911 Address (which we still don’t have) because, if I may quote Sharron from Weaver Construction, “There is nothing that can be done” after being assured that it was a 2 phone call deal to get the address..... Now, I’ve done construction, the county knows you, they know your reputation, and they know if you’re a crook. When the reputation is bad, they know you're a crook, and you don’t take care of your customers, you get your permits you file for PUT ON THE BACK BURNER. Then to find out Weaver Construction was charging for things they hadn't done, or PRICE GOUGING for anything they had done (I do believe that these practices are ILLEAGAL). I wanted to give my wife this house because she fell in love with it. I like it a lot as well. This to the point that I/We ignored all the red flags to get it taken care of for her. That is on me. I firmly believe that if everyone here started compiling all the issues, we could well put this shady company in the ground. Please feel free to contact me and we can discuss any further actions to be taken. This type of business should not be supported nor encouraged. They should be the ones to worry about how they are going to make it happen for the customer. All this combined to make an experience that was supposed to be filled with happiness and joy,into one, that if I could, I’d put EVERY SINGLE one of them through exactly what they have put my family through. This is the absolute worst company I’ve ever dealt with. The truly sad thing about it is they simply do not care. To them, you are a nuisance that has to be tolerated so they can get paid. This will be fantastic on the back end when it all comes around and they can pay for the stress, heartache, remorse, and money they have cost not only my family but all the others that have posted on here. I will make it my mission to see this company put out of business and any of the media attention they get will be nothing but bad. Don’t walk people... RUN AS FAST AS YOU CAN from these CROOKS. **Update. The house has been sitting empty on my land going on 2 weeks. The finish crew are scheduled for July 5th. From what I have seen, while inspecting the house, all I can say is, That crew better by in the top 1% of finish crews. There is so much wrong that it will be almost a complete remodel. Then we can talk about no vapor barrier in the walls, the front windows are crooked, there is a sag on the front right of the primary (front) door that is quite concerning. A word of advice, DO NOT do the structural sign off until you look at everything!!!

My husband and I are in the unbelievable shock with the lies that stole our dream and ability to keep a roof over our childrens head. Palm Harbor is sadistic company who sold there souls to get a check.

This (palm harbor) has killed us ruined us left us in complete devestion.

I am beggin praying and pleading to any hard working struggling saving believing in the dream of a safe well built home that our family memories could be made in...do not deal or give money to or believe in anything they say or sale. If you have had any contact with palm harbor please please fight or flight and run away.

PalmHarbor/Fleetwood Built me horrible trailers, I can't call them homes. I have seen better sheds built. Doors inside and out are junk and will fall apart in 1 year. Crooked windows, bows in walls inside and out. Lumpy floor, water line break in the first year. AC blower unit fan speed set to high. Causing water to fill the under pinning and soak the new floor. Roof shingled wrong, walls inside and out not square at all. Roof rafters installed wrong and valley's in the roof, and roof decking loose. 11 pier mistakes and and 4 tie down mistakes. PalmHarbor refused to tie down the unit to the engineerings prints. On my permanent slab. Loose receptacle, switches and wiring in J-Boxes. Shelves didn't fit in the kitchen cabinets, stove installed crooked, and they used the wrong J-Boxes to change the paddle fans. I can go on and on. Fleetwood Builds PalmHarbor homes. CAVCO owns Fleetwood and PalmHarbor. CAVCO, Fleetwood and PalmHarbor Own TDHCA. TDHCA is; Texas Department of Housing and Community Affairs. The state of Texas and TDHCA is allowing CAVCO, Fleetwood and PalmHarbor. To build low quality, unsafe and unhealthy homes for Texans. TDHCA inspectors are NOT recognized building inspectors. TDHCA inspectors hold no recognized building inspectors licenses. Many TDHCA "inspectors" were past employees of Fleetwood/CAVCO and PalmHarbor. "Friends enforcing Friends" theres an idea. The state of Texas and TDHCA is allowing this conflict of interest. I bet some of TDHCA's management have also worked for the mobile home manufactures. Now They work for TDHCA as managers, enforcing codes and regulations with no recognized schooling and/or licenses. "What a Joke" Mobile Homes are only temporary housing. They don't build a mobile home that will last any longer then 20 to 25 years at the best. After that the home needs to be demoed or a total rebuild from roof to underpinning. In a nut shell Mobile Homes built in Texas, are junk. TDHCA and the state of Texas is allowing this. They know low income people can't afford to TDHCA or mobile home manufactures. So why not rip you Texans off, you deserve it because you can't afford justice. LMAO at Texans, you folks deserve to be ripped off. Because your poor, stupid and don't mind having your children future inheritance ripped off. TDHCA, CAVCO, Fleetwood and PalmHarbor and the state of Texas will never challenge me. I had a new floor put in my 1990 palm harbor in 2017 here in Fla. In one year water came in under the wall to the floor.

Now floor is gone again within one year.

I would never buy a home from Palm Harbor again nothing is good in the home literally having to replace everything after 10 years if I were to buy again it would not be its PHB they went bankruptcy right after our purchases. One would be better to check another company not PH as the floors cabinets and roof leaked with no resolution of it. I am very disappointed with the statement more home for your money. I hope no one is else has to deal with this type of trash. I will take my money elsewhere to say the least I say stay away form these people

2018 Kingston home the roof already needs to be replaced was put on wrong had a certified roofer look at it now will cost $8,000.00 are more to replace.

I have a 2017 Hacienda it’s been one problem after another. We want mod.

My house almost caught fire due to faulty wiring in attic. They were told about the breakers tripping for no reason. Our home was supposed to come with 12yrs warranty because we added a mini split AC until to cool the back area which went Rick Overton who’s over the Bastrop Tx warranty and a manufacturing part and email way before we did it to tell him we had an AC company here that told us a 5ton unit wasn’t big enough to sustain the cooling or heating of a 3000sqft home our duct work was to small to push the flow through to the back of the house. So now our warranty is void.

So riddle me this a porch is an add on so are exterior lights on porches and ceilings fans that don’t come in spare bedroom. They find every way possible to screw you after you purchase. Our salesman Cliff Weeks is a piece of Work and the GM in the San Antonio show room. He made all the promises.

Never kept one. Sent threatening emails if we didn’t sign documents. I am looking for people who will get with me about putting together a class action law suit against Palm Harbor. The housing regulations have to be changed.

I’ve contacted TDLR HUD and every body I can think of. Because my house is mod I can’t get help but if you have a mobile home TDLR can help you.

If you would like to join me in this fight to go up against these thief’s message me 903-269-****. Let’s stop this corruption and this company!!!

Go somewhere else! Have had my house for almost a year and still trying to get them to fix stuff my back door leaks everytime it rains and water gets in.My floor now it has soft spots.

I have called and called and sent emails with no response the last response I got was from the manager. He said if you wanted a brand new house you should have paid the extra $12,000! We gave you a good deal on a new house.... they have fixed some things but it took two to three months for them to fix it.

They use sorry subcontractors to do their work and do poor work at Best. The quality they say they have in their houses from the factory I do not see. I have attached some pictures.

Most of these are the condition they gave me the house in.The ones of the back door with the bad gaps and water damage they have tried to fix that 3 times over an 11 month period and said that is as good as it gets..... I have a LOT more pictures if anyone is interested I can send them to you.

Should not matter on their storm door policy when their technician tried to adjust a door from dragging and screwed a 3-inch screw into the door frame pulling it apart and making a half inch Gap that you can see daylight through and rain comes in. They've come out and adjusted it three times and said that's As Good As It Gets
